Trace Pleasants County Deeds

Deed research in Pleasants County starts with one name. Pleasants County deed records capture every land instrument filed with the County Clerk. These run from outright transfers to plats, liens, easements, releases, and trust documents. A good deed search works like a chain. You begin with the current owner or an older grantor. Then you follow the book and page references that link each transfer to the one before it. The index mixes so many record types. A name hit always needs a type check. The result points you to a record. The full instrument and its legal description tell you what land or interest it actually covers. Anyone can search Pleasants County deed records by owner name with that chain in mind.

Pleasants County Deed Records by Type

The County Clerk's index leans on local document labels. It does not use a tidy set of generic deed classes. That matters, because the type you pick changes what a result means. A regular or quitclaim deed can transfer an interest. A deed with plat ties a conveyance to a map. A deed of trust records security, while a release may clear a recorded encumbrance. Start with the transfer instrument itself. Then widen the property search. The legal description or party history may point toward a related filing in the deed records.

A deed is not the same thing as a deed of trust, lien, release, UCC filing, or court order. Pleasants County lists all of these together in one index. Before deciding a search result changed ownership, read the Document and Instrument fields, the party roles, the date, the Book/Page, and the legal description.

Open the Pleasants County Deed Records Index

The County Clerk's online index is called the Pleasants County Document Inquiry. It offers Index Search, Image Search, and Vault Indexes Search, plus date controls, index and sub-index groups, types, books, names, and party roles. Land records are only part of the portal. Wills, miscellaneous filings, UCC records, marriages, births, and deaths all sit in the same system. A broad name query can therefore return a record with no connection to any parcel. The County Clerk's IDX search screen shows the full set of controls.

Search Pleasants County Deed Records by Party

A grantor conveys an interest; a grantee receives it. The Pleasants County IDX lets you select the legal role that fits your question. Search the present owner as grantee to find an acquisition. Then run the prior owner as grantee to move back one transfer at a time. You can also run the current owner as grantor. Direct and Reverse appear as search directions too. The public page never fully explains how Reverse works. So read the returned party role and open the instrument rather than treating a reverse result as a complete chain. The Last/Firm and First fields handle people and entities. A separate Name control works where appropriate. Starts With, Exact Name Filter, and Name Filter narrow the results. Try spelling variants when a deed uses them. Trust names, trustee names, company names, and fiduciaries can also appear. Set a date window only when a known event or instrument anchors it. The January 1900 default on the control does not mean online deed records reach back that far.

  1. Start with the known owner, parcel PID, or Book/Page from the assessment card.
  2. Filter to deeds and the GRANTEE role for an acquisition.
  3. Open the result and compare the parties, legal description, date, and book/page.
  4. Search the prior grantor as a grantee to locate the next earlier conveyance.
  5. Check plats, trusts, releases, probate, and lien records when the deed trail branches.

Pleasants County Deed Records Search Fields

The official IDX panel places several controls on screen that keep a Pleasants County deed records search on target. Matched search fields still do not prove an image or an older book is online. An index result is only a pointer, and its link to an image can depend on the record type and portal access.

Export, remove-duplicate, add-to-results, pagination, account, and login controls also appear in the portal. None of them sets a copy price or a limit. Pleasants County publishes no online start year. It also lists no image cutover date, image subscription price, or result cap. Ask the County Clerk about each item. Do this before relying on the index for a full title history.

Read a Book Reference in Pleasants County Deed Records

An IDX result row shows Index, Flag, Status, Date, Document, Book Page, Pages, Sub, Name, Cross Date, and Instrument. "Pages" measures an instrument's length. It does not count the transfers in a chain. Book/Page tells you where the recorded instrument sits in the county system. Cross Date and Instrument can connect related entries. Still, one index row never shows every clause or attachment. Compare the deed against the WV Property Viewer card. The sample assessment lists Book/Page 225/608. Its legal description reads "LOT 10 2ND STREET ALL INT." It separates deeded acreage from calculated acres. Match a Pleasants County result by the instrument's legal description and parcel references, not by a familiar name or mailing address. If several suffixes or partial interests appear, note each one before concluding the deed covers the whole tax parcel.

Grantor
The person or entity that conveys an interest in the recorded instrument.
Grantee
The person or entity receiving that stated interest.
Chain of title
The ordered set of recorded transfers used to trace ownership claims.
Book/Page
A county recording reference, distinct from a result's page count.
Instrument
The filed legal document; its full text and attachments matter.

Search Pleasants County Deed Records for Plats

A Pleasants County deed may mention an addition, an original lot, or a subdivision. That deed deserves a combined plat and deed search. The St. Marys tax map 06-0004 is a good example. It labels Barkwill Addition, the original numbered lots, the grade school, the cemetery, Court Street, Washington Street, Pike, and Morgan Avenue. It also marks the railroad and the corporation line. Those landmark names often unlock an old legal description. Remember the map is an assessment aid. It never replaces the recorded plat attached to the deed itself.

Local transfer reports can point the way too. A January 2026 report lists Fairplains Addition and Fairview Addition. It gives district, map, and parcel references. Treat it as a lead only. Confirm the parties, the recorded instrument, and the book and page in the Pleasants County Clerk index. Check the attached plat there too before relying on it. The Archives finding aid adds Riggs Addition and several plat-containing circuit cases. A historic case file can preserve a lot line or boundary clue. No modern assessment page shows it. The West Virginia Archives finding aid lists Pleasants County Circuit Clerk cases. It notes which files contain plats.

Estate Transfers in Pleasants County Deed Records

Death can interrupt a deed chain in Pleasants County deed records. So can a trust or a conveyance routed through an estate. The county's IDX reflects these events through entries such as WILL, FIDUCIARY RECORD, FIDUCIARY RECORD OUT OF COUNTY, SMALL ESTATE AFFIDAVIT, ESTATE RELEASE, INVENTORY, SETTLEMENT, and APPOINTMENT RECORD. Others include TRANSFER ON DEATH DEED and REVOCATION OF TOD. Each entry may show who inherited or who gained authority. One caution applies. The probate docket does not always contain the instrument that moves the parcel.

Work from the deceased owner first. Search that name, and use the DECEASED role where the index offers it. Trace executors, administrators, trustees, heirs, or attorneys as parties from there. Hunt for a fiduciary deed, a deed by heirs, a transfer-on-death filing, or a court-authorized sale that actually addresses the land. Estate matters at the County Clerk are handled by appointment. Call 304-684-7637 before you go. Vital death records sit elsewhere and carry statutory access limits under West Virginia Code §16-5-27.

Find Older Pleasants County Deed Records

The County Clerk's public pages never state the earliest online deed year. That date control defaults to January 1900. That is not proof of the first indexed record. Ask the office separately about the earliest online index and the earliest image. Also ask about older deed books, the vault index, the plat books, and microfilm. A portal search that returns nothing cannot prove a deed was never recorded.

Pleasants County was formed in 1851. Its land came from Wood, Ritchie, and Tyler counties. A pre-formation chain lives in a predecessor county's record set. State Archives holdings include Pleasants circuit cases from 1852 onward plus old local history volumes. The library's St. Marys Oracle and Pleasants County Leader archives can surface a person, date, or place name worth chasing. Its local-family collection can do the same. These sources steer the deed search. They never substitute for the instrument itself.

For a focused request, hand the County Clerk the owner or party names and an approximate date. Include the current PID, the addition or lot, and the document type. Ask whether a public terminal or a staff lookup fits your need. Also ask whether a plain or certified copy is available. Fees are not published online. Request a current estimate.

Request a Pleasants County Deed Record

West Virginia Code §29B-1-3 sends an open-records request to the custodian. It also guarantees reasonable inspection during usual business hours. When a record exists electronically, the statute covers providing an electronic copy on electronic media. Ask for that format if you want it. For recorded land, identify the County Clerk as custodian. Name the deed, plat, lien, release, or book and page you want. A specific parcel and date range help the staff pull the right record fast.

Know what you are ordering. The online index, an unverified image, a plain copy, and a certified copy are four different access products. So confirm what the Clerk can provide and the fee before ordering. For a recent transfer, compare the indexed instrument against the assessor's Owner(s) field. Check the tax year on the card too. Pleasants County's annual assessment cycle can leave the tax roll a step behind a newly recorded deed. The roll catches up on its own cycle.

Instrument limit. A deed index locates a filing; it does not guarantee clear title or prove that no other lien, estate interest, or later instrument exists.
